The retrofit market is heating up: Make sure you’re on board with the right partner

The government has been advised to make homes greener, safer, and cheaper – fast.

Time is ticking, says the Chartered Institute of Housing (CIH), and with public health at stake, it has recommended the government set aside £5bn in funding for the retrofitting of homes across the nation.

While certainly a hefty sum, the £5bn is considered vital to address the UK’s colossal retrofit mandate – with fixing older homes built without the latest energy and heat tech one of the nation’s biggest hurdles to reaching its 2050 Net Zero goals.

For the retrofit industry, this unlocking of government funding presents a tremendous growth opportunity – for those who can deliver compliantly, efficiently, and profitably.

Below, we’ll discuss what retrofit contractors need to know about key government funding schemes, and how to choose the right retrofit partner with the expertise, solutions, and products you’ll need to turn opportunity into business growth.

A dynamic retrofit market

According to the UK government and recent estimations, most homes people will live in this half-century have already been built.

In fact, four out of five homes that people will be living in by 2050 are completed now. (For point of comparison, just 38% of homes built currently were built before the year 1946.)

It means that around 29 million homes will require retrofitting and extensive clean energy upgrades if the UK wishes to be on track to achieve its Net Zero goals by the mid-century. (The Green Register)

The benefits of retrofitting are many, including:

  • Reduced energy costs to aid in tackling fuel poverty
  • A warmer healthier environment for occupants
  • Environmental benefits including lower carbon output
  • Improved EPC ratings

Recently, the link between EPC ratings and public health has come into sharp focus, with experts predicting that an EPC C target for social housing could help the NHS save £85m a year from 2030. Widespread EPC ratings could help to alleviate cold-related illnesses, which place heightened pressure on NHS services, especially through the winter season. (Inside Housing)

In 2025, hundreds of millions of pounds in transformative investments have already been pledged by the government in schemes such as Warm Homes: Local Grant, Social Housing Decarbonisation Fund (SHDF) Wave 3, and Energy Company Obligation (ECO).

Often, the schemes cover home upgrades, including insulation, solar panels, and low-carbon heating systems such as air source heat pumps, at reduced or no cost to the homeowner.
